How long does a typical foreclosure process take?

In Colorado: 3-6 months. Texas: 60-90 days from notice. Florida and Georgia: 6-12 months. Regardless, acting early is key.

How do you protect my credit?

By selling before foreclosure, no ejecutoria appears on your credit history. Foreclosure damages credit for 7 years. A voluntary sale is just a normal transaction on your record.

What if I owe more than the house is worth?

Called "underwater" or "short sale". We can negotiate with your bank to accept less than the owed amount. It's a process but doable — we've done it many times.

What if I already have an auction date?
